Metal roofs can be constructed in a few different ways. And, many installations have exposed seams where the fasteners are open to the environment. These seams have dozens of fasteners along each seam. Each screw fastener is secured with a rubber gasket. However, these gaskets can fail as they age and allow water to seep underneath them, causing leaks. 

So, you want to opt for a closed seam or standing seam roof. These types of seams may be constructed through a locking system where the sections of steel are snapped together. Seams may also be mechanically bent together or they may be overlapped over one another. All of these options create a leak-proof seam. However, you should know that roofing sections may not be easily replaced if damage occurs. If this is a concern of yours, then ask about the overlapping flange type of roof. The overlapping section can be pulled up with minimal damage.

Sealed Valleys And Ridge Caps

There are a few sections of the roof that need to be sealed off properly to prevent leaks. These include the roof valleys, the ridges, and the gables. There are metal roofing pieces that are made specifically to seal off these areas, so make sure you are paying the extra cost to have them installed. The valley piece is an angled steel section that is made without seams to sit directly in the lowest part of the valley. This helps to channel water away without any moisture seeping underneath.

The ridge cap is also a solid piece that extends eight to ten inches on either side of the upper roof ridge. And, it sits on top of the other pieces of steel to keep water away. The gable pieces are like cap ends that wrap around the edge of the roof to make sure that water is drained away even if it does not make it into the gutter channels.
